Lake, Environmental and Infrastructure Committee

This Committee, which meets monthly, is chaired by a member of the Board of Directors and consists of numerous members from the community. It makes recommendations to the Board on projects costing more than $10,000 concerning Lake Forest Lake and dam; the POA's buildings and facilities; management of common areas, POA-owned roads and paths; and large technology initiatives.

In conjunction with the General Manager, the Committee develops contracting documents, obtains bids, and awards engineering and construction contracts, providing a framework that maintains order and consistency in how projects are executed.

Maintenance and risk management also are equally important responsibilities of the Committee. It monitors the condition of amenities and infrastructure, forecasts rates of decline, prioritizes repairs and upgrades, and balances allocating resources to provide smooth operations. The committee identifies potential risks, such as aging infrastructure or natural disasters, implementing strategies to mitigate these challenges, safeguarding the community's assets and ensuring long-term functionality.

Architectural Committee

This Committee is chaired by a member of the Board of Directors and consists of two other members of the Board. Its primary monthly role is to review and approve property owner permit applications that request architectural changes, such as exterior modifications, changes in paint color, new construction or landscaping changes, to be sure they meet the Architectural Guidelines and Covenants.

The Committee also hears member requests for consideration of special circumstances and variances, and provides guidance on compliance and best practices. The Committee helps foster cooperation and trust among homeowners by maintaining clear communication and fair decision-making processes.
